Welcome & Agreement
By entering and using the property at 3800 Owl Hoot Trail, all guests and visitors acknowledge that they have read, understood, and agreed to the terms outlined in this Safety Waiver and Acknowledgment as well as other relevant information provided on this page and throughout the website. This acknowledgment applies whether or not a physical signature is provided.
If you do not agree, please secure the property and exit the premises immediately.
Parties Involved
This Safety Waiver and Acknowledgment (“Waiver”) shall apply to the primary guest and all individuals in their party or under their supervision.

Property Condition – Summer 2025
The cabin is a work in progress, and as such, there are inherent risks associated with its use. Please read the following carefully:
⚠️ Known Hazards & Conditions
- Upstairs Bedroom Egress:
- Access via a ladder (fully functional)
- Not safe for children or pets
- Decking & Concrete Areas:
- Some surfaces are uneven or under construction
- Fire Safety:
- No open flames or fireworks allowed
- Do not use the outdoor firepit
- Do not light fireworks
- Fire Extinguishers can be found in the kitchen, near the fireplace and the garage
- Water Access – exterior is under construction this summer
- Outdoor hose bibs are inoperative
- No external water source available
- Wildlife Warning:
- Bear activity has been reported (including grizzlies)
- Do not leave food outside
- Lock your car doors
- Carry bear spray when walking (a can is hanging near the sliding glass door—note: it is older and may not be reliable)
- Indoor Fireplace:
- Do not use—tempered glass components are on backorder
- Refrigerator:
- Do not adjust the temperature settings
- The little fridge (black) is often filled with beverages that belong to other frequent users of the cabin – drink at your own risk 🙂
- Windows:
- Many crank mechanisms are stripped
- Use caution when opening windows in the master bedroom and futon room
- Only the center window in the main floor bedroom is functional
- Unlock using the release on the right side
- Typically requires two people to open/close gently
- Rodents:
- Mice may be present
- Please empty traps, dispose of mice in the trash, and remove trash upon departure
- Emergency Services:
- Emergency response times may be delayed due to the property’s remote location.
Acknowledgment of Risk
By staying at the cabin, guest acknowledge and agree to the following:
- I accept all risks and hazards described above, including those not explicitly listed.
- I have read and understood the Welcome Guidelines and all applicable site content.
- I agree to notify the Property Owner promptly of any safety concerns, damage, or maintenance needs.
Release & Indemnification
In consideration for being permitted to use the property, I hereby agree to the following terms:
- I voluntarily accept full responsibility for any injury, loss, or damage incurred by myself or any member of my party.
- I hereby release, waive, and discharge the Property Owner, their agents, employees, heirs, and assigns from any and all liability, claims, or demands arising from our presence on or use of the property.
- I agree to indemnify and hold harmless the Property Owner from any legal action, claim, damage, or expense—including attorney’s fees—arising from:
- My own actions or negligence
- The actions of guests, family members, or others in my party
